Shaded by mature trees and abutting Rock Creek Park, this well-established community of 954 units across 100 buildings is a quiet haven among the bustling Washington suburbs. The 69-acre property has two- and three-story brick buildings among open grassy spaces, wooded areas, and rolling hills.

LIVING AT PARKSIDE: Parkside was established in 1952 as apartment rental units, and was converted to condominiums in the mid-1970s . Today, around 55 percent of the owners live in their units. Parkside is known for having a relatively low turnover rate among both owners and tenants. A bulk of Parkside residents are “young families”—couples with preschool-age children, but they are in no means the dominant demographic. There are plenty of retired folks, single professionals, graduate school students, and families who call Parkside home, too. Among this diverse group, one thing is for certain—none of them own pets, per Parkside rule. Units range from one to three bedrooms, each with a full kitchen, bath, dining and living space, and in many cases, a balcony. Four out of five sections of the complex have fully-integrated HVAC systems for heat and air conditioning.

The fifth, Section I, has retro-fitted window units and heaters to be utilized as weather conditions dictate. All units are wired for basic cable and telephone; moreover, they are also “Comcast- and Verizon-ready” allowing for a simple upgrade to features like HDTV and OnDemand if the owner/tenant chooses. While the cost of basic utilities is included in the monthly condo fee, these premium services are not covered. Communal laundry services are located in the basements of many buildings, and are open 24 hours a day. Pre-paid Parkside debit cards are sold for laundry machine use. Monthly condo fees are about $300-600, depending on the square footage of the unit. As stated, the condo fee is inclusive of all utilities (except premium television/internet/phone), maintenance, and most amenities in the complex.

Even with lower fees than other local condominiums, the complex is financially robust and fiscally responsible; residents have never been issued assessments for unforeseen large emergencies. Maintenance technicians are readily available during normal business hours, and “on call” for emergencies at other times. Condominium owners may opt-into an In-Unit Service Program run by Parkside’s maintenance technicians for basic repairs, new installations, or updates to fixtures or appliances. For a one-time fee (plus parts and labor), this service is available to save owners time and money by having the work performed by a trustworthy service team based in the complex. Many owners are currently enrolled in this program, and say that it is a lifesaver when their units need servicing.

Parkside has a wonderful sense of community, where neighbors of all ages interact through fun events set up by the owner’s association’s Social and Recreation Committee. Regular Book Club meetings, the summertime Teen Club, annual Yard Sale event and Community Day are all events that draw residents together to enjoy each others’ company. The complex has many wonderful amenities, and is close to shopping, restaurants, education, arts experiences, and public transportation.

SHOPPING (GROCERIES): The nearest grocery store for convenience items is the Meridian Market and Wine, within walking distance, near the Grosvenor-Strathmore Metro. There is also a drycleaner on the premises. Two Giant Food stores (major supermarkets) are located two miles north in the Montrose Crossing Shopping Center, and 1.5 miles west on Old Georgetown Road at Rock Spring Drive, respectively.

SHOPPING (RETAIL): Parkside is just minutes from the bustling Rockville Pike commercial corridor, with everything from stand-alone shops to White Flint Mall, a well-established shopping destination with Bloomingdale’s, Lord & Taylor, Borders, and Dave & Busters as its anchors. The Pike’s commercial corridor has every type of retail store imaginable.

Plans for further development in the Mid-Pike area will improve traffic flow by creating more centralized urban core to move away from the current strip-mall model. For more on the White Flint redevelopment, click here. Bethesda’s central business district is three miles south, or two stops inbound on Metro. Bethesda is known for having a variety of restaurants serving cuisine from around the world. There’s guaranteed to be a restaurant for everyone’s discerning taste! Retail stores are smaller, and the streets are more pedestrian-friendly, giving the suburban town a lower-key feeling than Rockville Pike.

For the ultimate luxury shopping or dining experience, Friendship Heights was recently dubbed “The Rodeo Drive of the East.” Located at the DC-Maryland line, world-class luxury shopping is waiting—five miles south on Wisconsin Avenue, or three stops inbound on Metro.

RESTAURANTS: Again, there are innumerable possibilities within Rockville, Bethesda, and Friendship Heights, from fast food to five-star dining.

PARKS AND RECREATION: Parkside’s layout affords many residents large grassy areas in front of their buildings—where any parent can observe their kids playing from a window or balcony above. For additional play space, a ball field is located on about a half-acre of land near the rental office. Outside the complex, Garrett Park Elementary School has a large playing field and a blacktop with basketball hoops. Parkside has two tennis courts in excellent condition. From Memorial Day to Labor Day annually, there are two pools and a children’s swim area available to cool off in the DC summer heat! These amenities are included in the monthly condo fee. EDUCATION: Garrett Park Pre-School is located within the Garrett Park Elementary School building. Parkside is within the Walter Johnson cluster for Montgomery County Public Schools; a nationally-renowned public school system:

  • Garrett Park Elementary (K-5) is directly adjacent to the complex, with no busy streets to cross.
  • Tilden Middle School for grades 6-8, is located two miles northwest.
  • Walter Johnson High School is two miles west.

Private schools in the immediate vicinity:

  • Academy of the Holy Cross (female, grades 9-12) is adjacent to the Parkside Complex.
  • Georgetown Preparatory School (male, grades 9-12) is a ten-minute walk.
  • Numerous other private schools in Potomac, Rockville, and Bethesda are within a 15-minute drive.

Montgomery College’s main campus is six miles north on the 355 corridor, with convenient bus and Metro access from Grosvenor-Strathmore. American University’s Upper Northwest DC (Tenleytown) campus is seven miles south, with convenient Metro access from Grosvenor-Strathmore.

ARTS: For the performing arts lover, the regionally-renowned Strathmore Hall Arts Center is located just steps from Parkside. The venue plays host to world-renowned performers in instrumental music, song, and dance. A wide variety of art shows are also held each year in the neighboring Strathmore Mansion, along with seasonal performances outdoors on the 11-acre property.

TRANSPORTATION: Surface lots adjacent to each building provide residents with ample parking spaces. For guests, unrestricted (overnight) street parking is widely available. Parkside is conveniently located off of Route 355 (Wisconsin Avenue/Rockville Pike), a major artery for Washington’s northwestern suburbs. The I-495 and I-270 junction is less than one mile south.

For residents who rely on public transportation, several convenient options are available from early morning to late evening:
Metro: The red line’s Grosvenor-Strathmore station is less than a five-minute walk from the complex, with a lighted pathway.
MARC train: MARC’s Brunswick Line serves the Garrett Park station—half a mile away—providing direct service to Washington’s Union Station on weekdays.

Two bus lines are convenient to Parkside and are fully handicap accessible—Montgomery County’s RideOn Transit:

  • #6 route stops twice within Parkside, and departs each half hour from 6am to 8:30pm with direct service to Montgomery Mall (Westfield Montgomery.)
  • At Grosvenor-Strathmore Metro, the #37 departs every half hour from 6am to 8:30pm for Wheaton Metro station or the Potomac Community Center.
  • The #96 Route runs from Grosvenor to Montgomery Mall, slightly more frequently, again from 6am to 8:30pm.

MetroBus: The J5 route at Grosvenor-Strathmore operates between Twinbrook and Silver Spring Metro stations.
