<p>The spring market is in full swing!&nbsp; At the time of this writing there are 43 homes for sale in Bethesda zip&nbsp; code 20816.&nbsp; They range in price from $619,000 to $10,750,000.&nbsp;</p>
<p>44 homes are under contract and they range in price from $369,000 to $2,450,000.&nbsp; The low end is basically a lot that was bid up over $400K over in Crestview.&nbsp; Still a good deal!&nbsp; Many of the homes under contract were on the market for a few days at most.&nbsp; With a dearth of inventory this spring, well priced homes have gone quickly.</p>

<h1>Sold Price Range Stats</h1>
<p>No sales in the lowest price brackets or the highest yet this year.&nbsp; Our concentration of volume is, as it has been, in that $550K- $1M bracket.&nbsp; Homes that are priced correctly in that range are flying off the shelf!&nbsp; Families love this area for our proximity to downtown and for the fantastic schools in Wood Acres ES, Bannockburn ES and Westbrook ES.&nbsp;</p>

<p>The chart below contrasts the sales by month between this year and last year.&nbsp; Year to date there are 37 sales in the zip code and at this time last year there were 35.&nbsp; With 13 more scheduled to close in May we&#39;ll be in the same range as 2009.</p>
<p>The sales volume for this year through April is $33,422,000 vs last year at $34,784,500.&nbsp; That is a -4% decrease.&nbsp; It bears watching through the rest of the season.</p>

<p>You can see that when I break this down by the price ranges the average and median prices are much closer together.&nbsp; It&#39;s easier to track the overall market with broad stats but for the price brackets a more true picture emerges when we break it down.</p>

<p>The average days on market are surprisingly lower for the higher price bracket.&nbsp; Until you understand what the sales were.&nbsp; 5921 Searl Terrace went under contract in just two days and sold for its asking price of $1,539,000.&nbsp; The home at 5608 Jordan Road Sold for its asking price of $1,900,000 in 13 days.&nbsp; This sale is a bit deceiving in the stats, though, because it had been on the market for a year or so at higher prices.&nbsp; At this price it was considered good value and sold.&nbsp; The new buyers got a great house!<br />

	As you can see, the sellers overall are getting about 97% of their asking price.&nbsp; In the $1M-$1.25M price range three homes were on the market for a significant period of time and had price reductions in the 10% range when they sold.&nbsp; Otherwise this price range, also would have a higher list to sale ratio.&nbsp; Overall it&#39;s a healthy market.&nbsp; Some homes are bid up in price by buyer demand and others sold at list.&nbsp; I would counsel a current buyer to offer the list price if it&#39;s supported by the comps and not try to get a deal.&nbsp; You are better off getting a house!<br />

<h1>Median Price Appreciation</h1>
<p>We are seeing a bit of appreciation in the median price for this zip code.&nbsp;&nbsp; Note the high water mark in 2007 and we are inching our way back up there though we are still down about 4% from that mark.&nbsp; We will need to see a marked improvement in price for the remainder of the year to get back to that number.&nbsp; Given that we are at the tail end of the busiest season and the end of the credit we&#39;ll see if that is likely or not.</p>

<li><b>Percent with Price Decrease:</b>&nbsp; This stat is a very good way to look at how sellers are reacting to the market and the overall movement of inventory.&nbsp; The 36% with the price decrease all have corresponding high days on market numbers.&nbsp;
<ul>
<li>Under $1M there are 5 homes with price reductions, some quite significant.&nbsp; All have condition issues that either should have been addressed before market or should have been corrected with price out of the starting gate.</li>
</ul>
</li>
<li><b>Percent Relisted:</b>&nbsp; A number under 10% is considered normal.&nbsp; Depending on the market this might be a result of homes that are holdovers from one season to the next or could be sellers that relisted with a new agent.&nbsp;
<ul>
<li>Under $1M there is one home that started as a FSBO and has reduced in price and finally listed with a professional.&nbsp; They were overpriced by $200K.&nbsp; Another home relisted with the same agent, whose company affiliation changed.&nbsp; Also overpriced considerably from the beginning and now has a corresponding 105 days on market.</li>
</ul>
</li>
<li><b>Percent Flip:&nbsp; </b>This is not seen so much in this zip code.&nbsp; But if the property were an incredible bargain, someone might have bought it and quickly renovated it for resale (or a flip)</li>
<li><b>Market Action Index:</b> Whether or not we are trending in a buyers or sellers market.&nbsp; The threshold is 30 (more to come about this stat in part three&#8230;).&nbsp; We are overall still considered a buyers market but that doesn&#8217;t hold true for the individual quartiles since there is much more activity in the under $1M range.</li>

<p>If you look at the blue line (90 day rolling average) you can see the trending over the last couple of years and see where pricing has been.&nbsp; Our active pricing is not much higher than it was in &#8217;07 and this statistic was borne out by the 2009 closed sale stats as well, with prices generally down.</p>
<p>This rolling average is over all the price quartiles together.&nbsp; We&#8217;ve seen a steady rise in active pricing over the last few weeks and it seems to be holding in the Under Contract homes as they are coming off the market quickly and in some cases for higher than asking price.&nbsp; We&#8217;ll look at this further in the quartile breakdown to see exactly which price range is contributing to this trend.</p>
<p>This early in the spring season it&#8217;s still important to watch the active competition to get a feel for the market, though in 20816 there are 19 closed sales through close to the end of March:&nbsp;</p>

<p><b>If this trending holds throughout the spring season it&#8217;s an excellent time for sellers to get your well priced property on the market and take advantage of better pricing.</b>&nbsp; <b>For buyers you need to be cautious of waiting too long to enter the market.&nbsp; In fact your advantage is over and you are now competing for homes in price ranges under $1M.&nbsp; If the home is in good condition and priced reasonably there will be multiple offers.</b>&nbsp; <i><b>In order to compete you&#8217;ll need to drop contingencies, be prepared to pay over list and have access to cash to cover the amount that won&#8217;t appraise.</b></i></p>

<p>The classic market forces of supply and demand are in action here.&nbsp; Currently there is not enough supply and lots of demand which is contributing to that large spike in the 7 day average and the beginning of a spike in the 90 day average.&nbsp; You can see the last sustained spike above the black line (which corresponds to a number of 30 on the left side) was in &#8217;07.&nbsp; And signficantly, the prices we are seeing for closed sales corresponds very closely to those same numbers.</p>
<p>A lot of sellers who didn&#8217;t have to sell have waited out this market and so we are seeing that in the under $1M market there are not enough good properties on the market.&nbsp;&nbsp; A home with 4 bedrooms, a larger yard and priced around $800K is a hot property right now!</p>
<p>If the house is overpriced for the condition it will still get slapped by the market since it&#8217;s early in the spring market but the good homes have a definite advantage to getting on market now and taking advantage of perfect selling conditions.&nbsp; As more inventory comes on we&#8217;ll see what happens to price&#8230;</p>

<p>Early on in the spring selling season there are few comps to review for sold properties, but there are homes on the market and if we look at the data in these reports there is a wealth of information available to help us price well.&nbsp;&nbsp;</p>

<p>For zip code 20816 in Bethesda the total sales in this price range accounted for only 2% of the market in 2009 (out of 173 sales) and accounted for 5% of the total sales volume (out of $167,122,628).&nbsp;</p>
<p>The sellers got to keep 87% of their asking price on average.&nbsp; But that is a little deceptive:&nbsp; one of the homes was a new build from a custom builder so it never hit the market.&nbsp; One was a contemporary that had been overpriced from the beginning but a very cool house.&nbsp; And the last was a lot.&nbsp; Still all in all there is room for negotation at this price range.&nbsp; <span id="more-2496"></span><!--more--></p>
