The market is a combination of looking forward with the current trends and looking backwards with these closed sales figures. We can then get a better idea of how the market is tracking to price your home better, whether for sale or purchase.
What do the numbers mean:
- Total Sales: Pretty easy because it’s a simple sum but it’s a very telling figure because if it’s down from the previous years then there is an indication the market is likely spooked – as we’ve seen over the last couple of years.
- Average Price: In a zip code with so much renovation it’s a little hard to look at the average as a good indicator. We should compare like to like homes in order for an average to really make sense. An across the board look can be too general
- Median Price: This is a better indicator since it’s the number at which half the homes are more expensive and half are less expensive. It still is better to break down the number by the housing style so the new builds are not included when we get more specific for pricing
- List to Sale Ratio: What %of the asking price did the seller get? Buyer’s agent will pull this for offers. Seller’s agents will sometimes try to price above to leave "negotiation room" since there is a drop but it’s a tough call if no one will then come to see the house. Better to price right and get offers.
- Average days on market: How long is it taking for homes to sell? Breaking this down by price quadrants is also helpful since sometimes the lower prices are selling faster but the whole number might look larger.
