Price continues to trend upwards in the active listings – or homes for sale in Bethesda – but it has not translated yet to sold prices achieving gains in average or median price. The inventory is still on a downward trend from the past but the days on market are not matching the same trend. The buyer demand is not heavy enough yet to tip the balance into more of a seller’s market.

Bethesda Real Estate and Bethesda Homes for Sale
December of 2009 was a busy month. The units sold volume was up by 50% as you can see and sales volume was way up as well. A lot of homes went under contract at the end of the year. Median price was flat from 2008 but average sold price was up – seven of the homes sold that month were over $1.1M which improved the average price. In the same time frame last year there were only 3 homes sold over $1M.
The median sold price is still the better statistic to watch for a general trend.

Bethesda Real Estate and Bethesda Homes for Sale
5001 Wyandot Ct, Bethesda MD 20816I previewed this house the other day. It has since gone under contract but there is a kickout clause because the new buyers have a home sale contingency. So technically it’s still active if another buyer wanted to make a better offer.
And it’s a cool house! Very open and contemporary with a pool and large patio area out in the back yard. The large expanse of glass that opens to the stunning back yard makes the living room sunny and so accessible to that outdoor scenery. Tucked at the back of the cul de sac, the new buyers could add many more Leland Cypress trees and block off the back view for more privacy. There is ample land around them to handle the everything they have going on outdoors.
The kitchen and family room area area are positioned off to the side of the house and also walk out to the back. I would have preferred to see a little more connection between the two segments of the house but all in all it works well and is nicely updated in a contemporary style.
Master is on the main level away from any other bedrooms and they’ve updated the bathroom with this zen, modern style. It’s very cool. The other two bedrooms are up a flight of stairs on the other side of the house and share a bath.
Basement is accessed through the kitchen area and is a really large space. After all the great stuff going on upstairs it’s a little disappointing but the space is there and can be updated to work for any real purpose. I can see an office, a gym, spare bedrooms, playroom, media center all working out great there!
Location can’t be beat. Shopping centers close by, the trail access is literally right down the road, the schools are highly regarded and getting into DC by public transit or car is a breeze. If you want a contemporary home in Ft. Sumner with access to Wood Acres ES, then this is totally for you!

5304 Westpath Way, Bethesda, MD 20816I was out previewing this week and saw this home. I should say saw this home for the second time since I showed it when it was on the market in its former state! Quite the change from then to now…. The overall space is great with a nice flat backyard and on a quiet street in lovely Ft. Sumner, an area of Bethesda real estate that is much loved.
These large splits are great for easy living and this one has now been totally renovated so the new buyer really has nothing left to do. The kitchen, though a small space, has been updated nicely and flows into the back area that is great for TV and family living. The front living room as is typical in these houses is really a good size and gets great light through the front windows. Bedrooms are all a good size and as with other splits the closets are bigger than you’ll get in some of the smaller colonials in the adjoining neighborhoods.
Bathrooms are modern, wood floors are gleaming and the rec room level is really ready for family living. It’s bright and walkout so it makes for easy access to one of the best features of this whole property, which is the nice yard.
The owner bought this from the former estate and has done a lot of work to bring it up to this level. If you are looking in one of the Bethesda neighborhoods that feed into Woodacres school – which is part of the Whitman cluster – this should be on your list. Starbucks, Safeway, The Trail, the canal, easy access to DC and a superb community.
