The Glen Echo Heights area of Bethesda is a community that has it all! If you are looking for an eclectic community of many different housing styles – many mid century and very modern homes – this is the place for you. Around 800 homes make up the area and they are spread out over larger lots and hilly terrain. Glen Echo Heights is an active community with a comprehensive listserv that resonates with the issues of the area. Many of the neighbors take an active role in continuing to improve the community. Mohican Hills Pool is a must for the summer! With an outstanding grill area that rivals any private club and a summer swim team that brings out the competitive spirit among the swimmers it's the place to be during the hot summer days. Membership in the pool can transfer with a home sale and since it may take an extensive wait time on the list, this can be a boon! There are generally a number of homes for sale in Glen Echo Heights in all price ranges. Many of the smaller bungalows have been transformed into unique homes that are blended into the surroundings in elegant fashion. I'm previewing the listings in Bethesda homes for sale and thought I'd share what I see out there… This home for sale in Glen Echo Heights is worth seeing.
This house is a great example of the fine contemporary homes you'll find in this neighborhood in Bethesda. If I were looking for something unique I'd start my search right here…
The living area is large and overlooks a stunning outside view from a wall of windows, allowing the inside and outside to merge in a glow of light. A unique feature is the library overlooking the living area, accessed by a spiral staircase that becomes like a piece of art in the room.
Every level is filled with light and the whole house is deceptively large. There are five bedrooms and 3 gorgeous bathrooms that would make it easy to house many people if the need were there. You'll see many people out enjoying nature in this community of almost 800 homes. The housing styles range from small, older two bedroom bungalows to souring contemporaries filled with glass and light. And in between there are traditional colonials and ramblers, all tucked into the hillsides in unique ways.
The terrain is what makes this community so unique since it's not flat. It's like the homes were carved out of the hills! Named after Native Americans the streets wind through and around, sometimes displaying a quite beautiful view of the River below.
Median values in 2009 were $795,000 and are $799,000 this year. 30 homes were sold last year so it's a very active community for resales of all price ranges. Some of the most expensive real estate in Bethesda is active in this community.
Mohican Hills pool is a sought after membership and will likely take a few years to achieve, but summer rentals seem to be available at times. It's a great hang out for the entire family, with a cooking area and a very competitive swim team! Is there any better way to spend those hot summer days?
Location is so good for this home…. close to the Crescent Trail, canoeing on the canal, shopping, easy access to downtown and shopping in two neighborhood shopping centers as well as close by Friendship Heights and downtown Bethesda.

Price continues to trend upwards in the active listings – or homes for sale in Bethesda – but it has not translated yet to sold prices achieving gains in average or median price. The inventory is still on a downward trend from the past but the days on market are not matching the same trend. The buyer demand is not heavy enough yet to tip the balance into more of a seller’s market.

SOLD Listings in Bethesda – 20816
December of 2009 was a busy month. The units sold volume was up by 50% as you can see and sales volume was way up as well. A lot of homes went under contract at the end of the year. Median price was flat from 2008 but average sold price was up – seven of the homes sold that month were over $1.1M which improved the average price. In the same time frame last year there were only 3 homes sold over $1M.
The median sold price is still the better statistic to watch for a general trend.

November taken just from this chart looks abysmal. But rolled up for the year, the median price is only down about 5%. Not so bad if you thought it was 39% down. That’s one of the reasons this month over month look can be deceptive and really too narrow to look at as definitive. I prefer to keep a rolling average of the year to date so I can look back over the years and see if this season is in fact much different than previous year’s seasons as a whole. I also prefer median price over average because it doesn’t take much in a zip code that is being remodeled or rebuilt fairly heavily to skew the data upwards. Same holds true for some of the smaller homes that might be gobbled up to create a new home and that will skew the average downwards…
The active inventory in November was much lower than before and that becomes the trend to watch. If it continues and buyer demand starts heading upwards we might see price stabilize in an upward trend.
