The Glen Mar Park area of Bethesda is a community that has it all!
Wonderful older homes – many of which have been renovated extensively – with tree lined streets and a tight knit community. There are multi-generations living here (I should know we live in the house my husband grew up in there!) since the families want their kids to experience the same sense of tradition and community they grew up with. The ~450 homes were built in the 50′s and are a mix of ramblers, splits and colonials, with a preponderance of splits it seems! With recent development happening at a fairly rapid clip, there are now a number of homes well over $2M in the neighborhood. I have been previewing a lot of Bethesda homes for sale this week. This house had gone under contract quickly when it first came on but the buyer backed out – sounds like cold feet.
Too bad. This house is adorable and in great shape and will be a terrific house for someone who doesn’t need a ton of space but wants what this area has to offer especially at such a good price. I don’t expect it will last long…
It is a small house but for the price it gets you into the Wood Acres school district and into a house that has a decent amount of space you can use. There is very little on the market in this price range – only two homes under $700,000 if you are looking for the Wood Acres school district. The median in Glen Mar Park for 2009 was $729,500. There is potential for a third bedroom in the lower level and with the full bath down there it makes it an easy usage.
Location is really superb, even though it is on Sangamore. There is quick access to two shopping centers with Giant and Safeway, Starbucks galore, The Trail, a bus stop steps away and a school system that is highly regarded.

December of 2009 was a busy month. The units sold volume was up by 50% as you can see and sales volume was way up as well. A lot of homes went under contract at the end of the year. Median price was flat from 2008 but average sold price was up – seven of the homes sold that month were over $1.1M which improved the average price. In the same time frame last year there were only 3 homes sold over $1M.
The median sold price is still the better statistic to watch for a general trend.

5812 Massachusetts Avenue-$699,000
I have been previewing a lot of homes this week in the Bethesda real estate market and this one deserved a second look. Since I was last in it, the house is vacant and the floors have been nicely redone. It made a big difference!
There is no disguising that it’s on Mass Ave and that it’s small but Mass Ave can be blunted by the fact there is an access road right in front which offers an offset and extra parking. As well, because Spider Park is literally right next door it’s just so easy to pop over and play! The back yard is really usable with room for playsets and b-b-q areas, nice to have in an area that can be somewhat hilly in the terrain.
It is a small house but for the price it gets you into the Wood Acres school district and into a house that has decent space you can use. There is very little on the market in this price range. The median in Glen Mar Park for 2009 was $729,500. So finding a 3 bedroom with extra space and a bathroom on the main level is great. They tried a price that was too high for the market but should be finding their niche in the current pricing. It’s tough to recover from the price reductions some time…
